Staging your home is easy, and will pay off! Here are 10 easy steps that will help to impress your buyers!
1) Store all unnecessary furniture.
This improves traffic flow and opens sight lines, making the space seem larger. Pick a single function for every space. If you have a small space, focus on necessities, such as living areas and dining areas.
2) Conquer clutter!
Try and remove 50% of your things from bookcases, shelves, and closets. Keep only a few, high-style items, such as bookends, a vase (with flowers!), or a piece of artwork.
3) De-Personalize.
Items such as family photos, certificates, and trophies will inhibit your buyer's imagination. You want them to see how the space can be their own.
4) Make basic repairs.
Visible problems make the buyer think there are hidden problems. Little repairs to faucets, damaged walls, switches, drawers, and doors will reassure them. If you aren't a handy man-or-woman, Home Depot's Home Improvement 1-2-3 is a great resource!
5) Paint!
Its inexpensive, and can make a room much more inviting. Choose a pallette of light, sophisticated and neutral tones.
6) Enhance 'Curb Appeal'.
The exterior of your home is your first impression. Powerwash driveways, walks, and walls. Rake yards, weed flowerbeds, and sweep porches.
7) Clean and detail!
Tending to basics like kitchens and bathrooms are important, but don't forget to clean windows, vacuum corners, and dust high ceilings for cobwebs!
8) Keep things bright!
In the rainy Pacific Northwest, light is a commodity. Open blinds, and install new light bulbs. New, energy-efficient light bulbs are not only great for the environment, but are as bright as high-wattage options.
9) Freshen the Air.
Vacuuming carpets and upholstry does wonders, as does avoiding cooking strong smelling foods. Also, shortly before a showing, open windows to let in fresh air, and wipe surfaces like countertops using products with citrus scents, like Method Surface Wipes.
10) Create the 'Wow Factor'!
Buyers respond to houses that represent a lifestyle they aspire to. Find inspiration at trendy, upscale restaurants, luxurious spas, and chic hotels.
